Do you need to sell your timeshare? Are timeshare fees killing you? Ready to trade-in your resort?

I've been there too! I owned a timeshare in Hawaii. I needed to sell it after losing my job. I'm glad to say I was successful and sold it in just 1 week! Here's what I did and I hope that it can help you too.

You need to price your timeshare well given today's soft housing market. Establish a baseline by gathering the actual sales prices for other units in your resort and then speak to brokers to get a pricing opinion. This will help you triangulate a rough price point.

Second, try inexpensive advertising methods to sell your unit. It's a great idea to advertise your timeshare at your resort, such as on their public bulletin board, club or newsletter. This will get your advertisement in front of renters, very good prospects for your timeshare.

Your next step is to speak with a professional timeshare broker to handle the sale of your unit. This was the way I went with my situation and fortunately my broker did a great job in getting my unit sold in just 1 week. My advice would be to work with professional, licensed brokers only and to avoid agents that insist on getting your money upfront.

Stay on the look-out for timeshare scams and cons that can plague this market. A good tip is to avoid any out-of-pocket money and to only work with agents and companies on a commission basis. There was a scam a few years ago in which a buyer would insist that the seller pay for an appraisal using a particular appraisal company in order, after which the buyer would disappear and the seller would be out the appraisal fee. A good tip is to work with timeshare brokers just like normal real estate brokers, holding them to the same levels of professionalism.
